I'm in total shock.  I went to my bank Monday to discuss them carrying a mortgage.  Decided to go ahead and pre qualify.  I rec'd the call today with the amount I'm pre qualified for my interest rate.  Never dreamt it would be this quick.  I asked her what I needed to do next; she says I just need to find my house.  Based on what I want though, there might be a few additional hoops to jump through.

I want a bit of a fixer up and don't want to lock into a high ass mortgage payment.  Just a modest little place that needs my loving touch.  Based on prelim numbers, with a modest down payment I can buy cheaper than rent.

This is moving a lot quicker than I anticipated.  Now, I just need to let this drop for a few days so my excitement doesn't override my logic and cause me to make hasty decisions.

The thought of prancing around cleaning again in my silk boxers while sipping wine and jamming just seems like another dream come true.

That's great news Wolf.

Now is certainly a good time to consider buying.  Interest rates are remarkably low and prices are also low.

While I wouldn't be brave enough to buy a fixer, I do agree that keeping your mortgage is a good idea.  Probably something like 20 - 30% of your monthly income including taxes and insurance.

And if you can afford at least a 20% down payment, you'll also avoid the cost of mortgage insurance.

Thanks guys.  Just a short while ago, I wasn't sure I'd be around to pay next month's bills.  Now here I am looking at long term investments. :)  Living with my mother was perfectly fine when I was sick, but I really can barely tolerate it any longer.  It's not her, it's not me, it just is what it is. 

I contacted a realtor friend of mine to set up a meeting.  My gut tells me to go with a rehab.  I enjoy that kind of work and might as well capitalize on my abilities.  I'll be taking it slow and easy.  Luckily, it's not mission critical and I do have some time on my side.

Here is the problem with wanting to stay in my current area.  1/10th of an acre sells for $40,000.  Definitely looks like a rehab if I want to be on the lake.

Congrats!!! I hope you find that perfect place. I'm in to help with the rehabbing... altho preferrably something involving power tools... I'm addicted as of late. Good luck and keep us posted on your progress :)

Totally jealous!
I want a fixer upper. Actually if I were really middle class i'd love a cottage totally renovated.  My brother has a fixer upper and its a constant drain. 
Im jealous cause I went to two banks last year to see about  mortgages and they laughed me out of the office, almost.  Your basic little house is 1 million bucks (USD) in unimportant medium sized towns here. 
I bet you can get a good house now that the market is down in the States. 
Enjoy the househunting!   Im working up the courage to look a rental apartments again. I saw a very large one online; its in a forgotten industrial little town in the Jura Mountains. When I was a kid I dreamed of buying an old sturdy house in some town like that in the states. I'd like to have Stookie Stackhouse's house.  Not the mansion in American Horror!
